Census Bureau estimates put Edmond past 100,000 people in 2025. The city had about 16,600 residents in 1970 and about 52,300 by 1990. About half of Edmond's homes went up from 1970 to 1999. A house that age may still have its first kitchen and a hall tub you step over to shower.

Census estimates count about 39,800 homes in Edmond, and nearly four in five are detached houses. The median home was built in 1993. More of today's homes date from the 1980s than from any other decade, about 18 percent.
The age shifts as you cross town. The census tract that holds City Hall and the University of Central Oklahoma campus has a median home from 1980. Just north, the tract that holds Rossmore has a median of 1977. The tracts that hold Oak Tree and Coffee Creek both have a median of 2004.
Those numbers shape the work. In a 1970s house near downtown, the pipes and wiring behind the walls can be as old as the house. In a 2004 house in north Edmond, the job may be more about the layout and the finishes.
Edmond's Building and Fire Code Services office at City Hall issues building permits. The city files a remodel of an existing home under a permit type it calls a residential alteration. Its page lists a floor plan with dimensions as the required document.
The city's permit guide says cutting away any wall or partition takes a building permit. Changes to the plumbing, including the piping, need their own permit. So does electrical work beyond swapping switches and outlets. Fixing the working parts of a faucet needs none.
Oklahoma's statewide residential code is the 2024 International Residential Code, in force since September 14, 2026. Edmond's inspection list includes an interior demo inspection. It also has rough-in inspections for plumbing and wiring, made while the walls are open. If you are not sure what your project needs, the office answers that question.
More than a third of Edmond's homes date from the 1970s and 1980s. If your kitchen is closed off from the living room, we can open the wall and rework the layout. A load-bearing wall needs an engineer to size the beam that takes its place. We move the plumbing and wiring the new layout needs, so one contractor covers the whole kitchen.
In a hall bath from those years, bathroom remodeling can trade the old tub for a low-threshold shower. Before the tile goes up, we add wood blocking inside the wall where grab bars will mount. A new vanity with more storage and brighter lighting can go in at the same time.
About one in six Edmond residents is 65 or older, Census figures show. Accessibility remodeling can widen a doorway for a wheelchair and add rails in the shower. For a business, the 2010 ADA Standards cover altered spaces, and Edmond lists them among its adopted codes.
Edmond started with the land run of 1889, and its original townsite sits downtown. Highland Park and Chitwood Park are two older neighborhoods close to downtown and the UCO campus. Homes there vary in age, so every estimate starts with a look at the house itself.
Edmond grew about 6 percent from 2020 to 2025, by Census estimates. Northeast of downtown, the tract that holds Fairfax Estates and Iron Horse Ranch has a median home from 2005. East of Interstate 35, the city's East Edmond 2050 Plan calls for growth that keeps the area's rural character.
About three in ten occupied homes in Edmond are rented. For landlords, we handle turnovers between tenants, with new flooring and paint. For owners, a whole-home remodel can open up the floor plan of an older house.
